Beautiful site, lively forum

The Electra company has existed for more than 10 years - however, as a manufacturer of electrical panel products and substations. As for construction projects, this is her first experience.

A colorful website has been created for home buyers in Sukhanovo Park, where you can find a layout of houses, photographs and read about the prospects of the project. By the way, all the photographs posted in the “Photo Gallery” section are real, this is not a computer simulation, although only the zone ready for use - the first stage townhouses - was included in the frame.

In reality, construction work is still underway on two-thirds of the area allocated for the project. On the same site it is easy to find a land certificate and a project declaration with numerous additions, since the company receives permission to build houses in stages. For example, in January, documents were drawn up for two houses, which will be completed by the beginning of 2015.

There is also a “live” forum online where new residents and potential buyers can communicate. Its main function is not so much informational as “team building” - to unite the people participating in the project, to create a residential complex special atmosphere. At the forum, residents even discuss the proposed names of streets inside the complex and hold photo competitions.

Detractors draw attention to the cutting down of relict pine trees and the proximity of power lines to apartment buildings. But it is important that the reviews from new residents are mostly positive.

Two highways, car required

The Sukhanovo Park residential complex, as I already mentioned, occupies 48 hectares. You can approach it from two highways - Warsaw and Kashirskoye, which is certainly a plus in the conditions of eternal traffic jams in the southern direction. The complex is isolated - there are no settlements within walking distance. The road to the village is laid through the forest, and to get to the territory, you need to overcome two barriers, talking with the guards near each. So it is unlikely that it will be possible to arrange a tour of the complex without the knowledge of the developer.

The place is picturesque and made a very pleasant impression on me: silence, pine trees, a stream, a cleaned and improved pond, in the summer you can swim in it, there will be a beach on the shore. Much attention is paid to the artificial landscaping of the territory - unfortunately, in the current snowy spring it was difficult to assess this, except perhaps from the summer photographs on the website.

Of course, it is worth paying attention that Domodedovo Airport is nearby and under certain meteorological conditions planes can fly over the village. However, during the two hours that I spent in Sukhanovo Park, not a single plane was seen. Generally speaking, it’s easy to forget about its proximity to Moscow. The developer plans to maintain this illusion: the surrounding forest (18 hectares) is leased by the management company for 49 years. In general, the village gives the impression of being quiet European town or an expensive hotel - well-kept houses, polite staff in uniform, a well-thought-out path layout.

The Electra sales office is located here. Managers are friendly and willing to answer questions. They gave me a tour of the territory and allowed me to see one of the townhouses from the inside, although they did not ask me for contact information or even my name and only briefly inquired about the purpose of my visit and specific plans.

Apartments and townhouses: how much?

Today there are many options for home buyers, and all of them are implemented within the framework of 214-FZ. Of the seven apartment buildings, only one has been sold, four have been put into operation, and two are under construction. All apartments are open-plan, ranging from 39 (one-room apartments) to 158 (five-room apartments with attics) square meters. meters. The price per square meter is from 80 to 120 thousand rubles, depending on the area of ​​housing, location and stage of construction.

The minimum price for a one-room apartment is 3 million 200 thousand, for a two-room apartment - 5 million 600 thousand rubles; for example, in building 136 there is an apartment with an area of ​​100 square meters. meters will cost 10.5 million rubles. Townhouse with area 135 sq. meters is a little more expensive - 11 million rubles if this is the third stage, and 12.5 million rubles if it is the second. About a third of the townhouses have been completed. The company's managers strongly recommend paying attention to the buildings of the third stage - those that this moment are brick frames. In the booklet that was handed to me, almost all townhouses are listed as sold or reserved, but it is possible that this is a trick: in a personal conversation it turned out that if the buyer is interested, you can find an option in any of the categories, including among projects already ready for finishing first stage.

The area of ​​townhouses is from 90 to 200 sq. m. meters. There are “luxury”, “business” and “comfort” projects - in houses increased comfort Attics and basement floors are provided. Prices range from 55 to 263 thousand rubles per sq. m. meter without finishing. It should be noted that the developer does not install stairs in townhouses between floors (except for luxury houses); they will need to be purchased and installed at their own expense. There are two parking lots near the apartment buildings; there are also spaces for cars near the townhouses. In total, the complex has about 800 parking spaces.

Currently, thirty families permanently live in the village. Until the end of 2014, living here will not be very comfortable: one finished street flaunts among the construction site. The social infrastructure is not working yet, although the buildings are kids club with a paid subscription, a restaurant and a medical center have already been built. The plan includes fitness, spa, supermarket, pharmacy and car wash, riding school and sports grounds.

Today there is a lot of construction around the residential townhouses, the main road is quite broken (it should be repaired by the end of 2013). The nearest municipal kindergartens, schools and large stores are in Vidnoye (15 minutes by car) or Butovo (15-20 minutes).

It is obvious that they hope to make Sukhanovo Park a European-style village. Despite the fact that the complex is small, with several small roads, marked pedestrian crossings, road signs(which is rare for villages near Moscow). A rule has already been established to walk dogs only in two specially designated areas (for large and small pets), and if one of the dogs does not tolerate the permitted walking area, the owner is required to use a paper bag and a dustpan, as is customary in many countries Europe.

The project is serviced by the developer's own management company. There will always be specialists on duty on site, electricians, plumbers, gas workers, whose services are included in the service fee, which depends on the type of housing (58 rubles per square meter for townhouses and 72 rubles per square meter for apartments). In general, today it is difficult to evaluate the new building - there is still too much ahead for this project, but so far, on a five-point system, I would give Sukhanovo Park a four.
