The island was discovered by Portuguese sailors at the beginning of the 15th century, although Madeira appeared on maps almost a century earlier. Madeira, located 400 km from Tenerife ( Canary Islands), 500 km from the African continent - and 1000 km from mainland Portugal, is considered the first island in a series of Great geographical discoveries Portuguese era. The coastline of the island stretches for 150 km, however, most of the coast is rocky. Administrative center, largest city and Madeira's main harbor is Funchal. It is an important transit point for commercial and transatlantic passenger flights between Europe, the Caribbean and North Africa.

WhyMadeira ?

Madeira's climate is considered one of the mildest in the world - the average temperature of the coldest month (February) differs from the hottest month (August) by only 6°C. The annual average was recorded at +18.6°C. Activities include surfing, diving, running and hiking - the island has approximately 1,000 km of hiking trails along local attractions. Madeira's coastal waters are rich in fish different types Therefore, the gastronomic delights of the island are replete with a variety of fish dishes. Especially popular on the island are espada (swordfish), blue marlin, bigeye, blue and skipjack tuna, as well as wahoo. Combinations of ingredients can be very interesting; for example, one of the most common side dishes for espadka is fried bananas. And vegetarians will certainly be pleased with the abundance of exotic fruits and fresh vegetables grown right here in Madeira.

Madeira wine

The island's calling card is traditionally its famous wines - sweet, dry and fortified. The history of winemaking dates back to the era of sailors: during long sea voyages, neutral grape alcohol was added to wine to prevent the fermentation process. And when the ships returned to their harbor, producers discovered that the taste of the wine changed under the influence of heat and motion. Today, Madeira's winemaking process is unique - and involves heating and special oxidation of the wine. Small quantities of wine using similar technology are produced in Crimea, California and Texas, and are also called “Madeira” or “Madera”. However, according to EU rules, only wines produced in the Madeira archipelago (Madeira and Porto Santo islands) can bear this name. Brewing is also developed on the island. The first brewery appeared here in 1872, as well as the production of Beirão liqueurs and Macieira brandy.

How to get there

Previously, Madeira could be reached by ferry from the Portuguese port of Portimão in 22 hours. However, due to low popularity, high ticket prices and low profitability, the island's ferry service with the continent was stopped two years ago.

The situation on the real estate market

Since 2007, property prices have fallen rapidly in all regions of Portugal. And, despite a slight recovery in 2009, prices continued to fall in the last quarter of 2010. The last three years have been particularly challenging for the Portuguese property market. Only at the end of 2014 did prices begin to rise, and according to the results of the first quarter of 2015, the national average increased by 1.81%, although in Funchal the cost of real estate decreased by 3% over the year.

According to experts, the limited number of properties on the Madeira market provokes an increase in demand and, as a result, should lead to higher prices.

The most expensive real estate on the island is located in the capital: the average cost of 1 sq. m. m of real estate in Funchal is €1270. The cost of economy class housing starts from €944, and prices for luxury housing start from €1,816. On average on the island, 1 square meter costs €1,182.

The range of prices for Madeira apartments is very wide - from €45,000 to €260,000. Premium segment apartments cost from €360,000 to €1.5 million.

Houses in need of renovation sell from €80,000 to €550,000. The most expensive in Madeira are traditional estates, where prices, depending on condition, range from €800,000 to €4.5 million.

Popular areas for investment

Administratively, Madeira is divided into 11 municipalities. The most populous city is Funchal, and the largest in area is Calheta.

The main requirements of foreigners when purchasing are an attractive view and location of the house or apartment near the beach. It is worth immediately noting that there are only two sandy beaches in Madeira - in the municipalities of Calheta and Machico. Popular tourist activities in Calheta include mountain hiking through the laurisilva forests, visiting the lighthouse, a 16th-century church and chapel, and relaxing on the beach with yellow sand, brought from mainland Portugal and Morocco. To Machico, on whose territory there is a unique nature reserve, the sand has a light shade of natural origin, although it was also imported from Morocco.

The architecture of both municipalities is dominated by houses, the cost of which varies from €150,000 to €800,000. Renting apartments in Calheta starts from €275 per month.

Particularly popular in Funchal are the Old Town, the streets running from the Dolce Vita area to Formosa Beach, the areas of Ajuda, Forum, Lido, Casa Branca and Santa Rita. -Rita). Here, the cost of quality apartments starts from €100,000.

One-room apartment near the center of Funchal with a swimming pool and views Atlantic Ocean can be purchased for €75,000. If you rent it out long-term, the income will be about €300 monthly, and seasonal rental per week can reach €475-€700. Long-term rental of a three-room apartment in the capital's São Martinho area can generate €800 per month.

Slightly cheaper apartments and houses can be purchased in the town of Caniço in the municipality of Santa Cruz. Here the cost per square meter starts from €739. Furnished apartment in Caniso with an area of 70 sq.m. m cost €73,500.

In Garajau, one of the districts of Caniço, located five to seven minutes drive from Funchal, many properties belong to our compatriots. Thus, a small house with a sea view costs here from €350,000. And short-term tourist rental of a three-story house with an area of 600 sq. m. m with a swimming pool, garden and panoramic ocean views will cost €1,200 per week.

A furnished two-bedroom apartment in the center of Machico can be rented for €350 per month. For a short-term rental of a furnished apartment in Funchal with ocean views, parking, a swimming pool and a tennis court in the condominium, you can get about €400 per week.

Real estate in Madeira is an attractive investment because the island is a world-class resort with developed infrastructure, quality housing, low crime rates and an affordable cost of living. In addition, the purchase of real estate gives the right to obtain a five-year residence permit or multiple visa, and also provides the opportunity to receive additional income from renting out real estate.

Not only experienced travelers and gourmets, but also investors claim that Madeira, like its wines, only gets better with age.

PortalHomesOverseas. ruthanks Yana Loskutov for her help in preparing the article ( ), Mikhail Chulkov and Evgeny Uryupin ( ).

- The conditions for starting your own business in Portugal are simpler than in other European countries.
- Thanks to the mild climate, property management does not require high costs. In addition, you can save on taxes for maintaining your home by installing solar panels on it.
- Prices for local products are significantly lower than in Russia, and the quality is incomparably higher.

Dreams and reality

- Alexey, Portugal is a rather unusual choice for a Russian buyer who prefers Bulgaria or Spain. Why did you choose this country? And why did you choose Madeira and not the mainland?

Let me start with the fact that initially I selected a country in which you can easily open your own business. The conditions for registering a business in Portugal turned out to be much easier than in other countries. Having chosen a country for business, I already began to choose a place to live and the property itself. As a result, my friend and I bought a house in Funchal.

Madeira was also not chosen by chance. The fact is that for my business it is important that there is a constant flow of tourists. Let me explain: my company deals with art, design items, interior design and designer jewelry. I expect strong demand from travelers from all over the world. In addition, Madeira has a better climate than the mainland. Accordingly, it is more suitable for comfortable living.

-What is Funchal like? What can you do there?

Funchal - small beautiful city XV-XVI centuries, with exquisite architecture and extraordinary nature. Located right by the ocean. Here we have everything we need - pleasant nature, mild climate, variety of plants. For business, as I already said, this city is also ideal.

Help website: Funchal is the capital and sea port Madeira. The population of the city is 104 thousand people. It was founded in 1424 during the colonization of the island. Funchal is the birthplace of the best football player on the planet in 2008, Cristiano Ronaldo.

- Please describe your house. What are its architectural merits?

This is a one-story house of classical ancient architecture. It has a hipped tiled roof, windows with shutters, and terraces. The building itself is located on a hillside, with panoramic views directly onto the ocean. There is a large garden next to the house. The building is not new, but reconstructed. The house is very cozy inside.

Purchasing process

- How did you choose such a miracle?

When we arrived in Madeira, we already had a list of objects that we wanted to see. We knew clearly what it cost. However, it turned out that not all houses are as good as in the photographs. For example, some buildings in Madeira are simply damp. I could never have imagined this before traveling to the country.
We realized that we needed the help of a professional who knew the local market very well. Luckily for us, fate brought us together with Olga Grigori, a freelance realtor who cooperates with many local real estate companies. First, she answered our questions via the Internet, and already in Madeira she helped us understand the features of various areas of Funchal and the cost of housing in them.
Within a week, we looked through all the options and made a purchasing decision. However, before this trip I had never been to Madeira.

- In what condition did you find your home when you bought it? This was not new housing after all.

The house was in excellent condition. The interior was well renovated and high-quality plumbing was installed. The previous residents left us all the furniture and even the dishes. The former owners - Swedes - did a perfect cleaning of the house before giving it to us. We moved from the hotel to our own home, and we didn’t even have to clean up.

-How much does it cost you to maintain a house?

For the first five years we are exempt from property taxes. And so the annual house tax will be €750 per year. The fact is that in Portugal, houses are divided into energy saving categories. The tax is calculated according to these parameters. If you install solar panels on your house, the energy saving category of the building will change and the fee will be lower.

As for utility bills, no one could give us exact prices. But according to experts, it is very inexpensive. The only thing I know for sure is that gas is bought there in cylinders and it is expensive - €27 per cylinder.

Life and pastime

- You have already lived in your own home for a short time. Have you noticed any differences in the way of life, traditions compared to Russia?

Portugal is like another planet compared to Russia. Everything is different - both the attitude of people and public transport, which, although expensive, runs on schedule. The separate collection of garbage was a little unusual for us - we had to label all the containers according to their purpose. I specifically posted the garbage collection schedule in my home so as not to forget - some waste is collected on Mondays, some on Wednesdays, and so on. All this must be remembered in order to place a container with a specific type of waste outside on a certain day.

If you take a taxi and have a heavy suitcase in your hands, the driver will definitely help you put it in the trunk. And at the same time he will also say “thank you.” I have never seen anything like this in Moscow.

- Please tell us about local products. How much do their prices differ compared to Russia?

Prices for products are much lower than in Russia, while the goods themselves are incomparably higher in quality than in our country. For example, olive oil is cheaper, but it is completely different. In Portugal, the cheapest oil has a wonderful aroma and delicious taste.

Separately, I will say a few words about fish. Local markets and supermarkets sell mostly fresh fish, and the range is incredibly varied. By the way, by our standards, it costs a penny. The most expensive fish costs 400 rubles per kilogram. There are also frozen seafood, but they are in little demand.

-Are you going to grow something in your own garden?

Necessarily. Madeira has a subtropical climate in which everything grows well. I would like to plant a big garden. Now there are no mature fruit trees there, for example.

- Are there many foreigners in Funchal? Do Russians live there?

Funchal has many tourists from the most different countries. Among those who buy property there, many are English. For example, our neighbor in the house nearby is from the UK.

There are very few Russians here, mostly tourists. But in our business we do not rely on Russians. But we don’t need a wide circle of friends to live. So we can easily live without talking to our compatriots.

- And in terms of language, how much does the small number of Russians influence your life in Funchal? Is it easy for you to solve everyday problems without resorting to the Russian language?

We speak English. This language is well understood there. In addition, we are learning Portuguese. But if, for example, in a supermarket they see that you are a foreigner, they immediately address you in English.
It was difficult to establish relationships with government organizations: register water supply, electricity, telephone, Internet in your name, there were questions about registering a company. Our realtor and translator Olga Grigori helped us solve all these problems. We were pleased with the result and price of the services.
